Why is Design Build Better than the Traditional Design-Bid-Build Approach to Remodeling?

The traditional design-bid-build approach to pursuing a major home remodeling project means finding an architect and paying a lot of money to develop plans—without knowing what they might actually cost to build. You then have to find qualified, rival contractors willing to spend time estimating and undercutting each other in a bidding war to offer you an inexpensive enough price to complete the project.

Finding responsive professional contractors is much more difficult than you might expect. It usually ends up taking a lot longer and costing a lot more than you have budgeted. It requires time and effort to manage relationships with multiple partners, and conflict is virtually assured. It’s a stressful experience and—since there’s no single party responsible for your satisfaction from start to finish—your expectations are unlikely to be met.

A successful remodel includes a number of meetings to understand the issues you may be facing with your home and develop the best solutions. We'll work with you to create 3D models of your home and together we will develop a design you love.

We plan to transform your home to align with your vision, lifestyle, and practical needs.

Once the design is finalized, we'll draft construction drawings of your renovation. We'll help you choose every detail of your project, from gutters to drawer pulls with as much (or as little) assistance as you need. We'll also keep you informed of approximate costs along the way to help you stay within your budget.

At Tabor Design Build, we know that a great deal of the stress of renovation comes from unforeseen costs. This is why we schedule a “Trade Day” for each project where we invite all our trade contractors (the roofer, the plumber, the electrician and the painter) to your home to give us an exact price for their part of the project.

After all these steps, an extensive Construction Agreement which lists every item in your project is presented to you for approval. The agreement includes the final price for the job, not just an estimate.

The Tabor Construction Process

We make sure that the construction process runs as smoothly as possible for you and your family. Your project manager will take responsibility for overseeing all aspects of your project. They will have a weekly job-site meeting with you to review your project. We provide you with your project schedule that details when specific project tasks will be done and who you can expect in your home each day.

Taking all of these important steps allows us to finish your project on time and budget with minimum disruption for your family.
