We caught up with Marban to find out what homebuyers and sellers should know about the market this season, below.

What is the current state of the real estate market?

It’s a dynamic market, but with challenges. We are seeing a critical inventory shortage, rising home prices and interest rates, and fierce competition. The biggest challenge for many is figuring out how to succeed under these market conditions. Sellers feel good because prices continue going up, but sellers then become buyers and wonder if “buying high” is worth it. Getting help from a high-quality agent is even more invaluable now. When the market is this hot across all neighborhoods and price points (including the luxury, upper-bracket homes), we help keep our clients focused and ready to win.

What advice are you giving to homebuyers and sellers right now?

My advice to sellers is to list their homes right now because timing is key. A lot of sellers wait for the traditional spring market, but many other sellers are doing exactly that. Sellers who go to market now will get more attention. Also, don’t take shortcuts just because it’s a sellers’ market. A fresh coat of paint, staging, professional photos, etc. will get the property sold faster and almost always produces multiple offers. For buyers, expect competition, as most properties will receive multiple offers. Be prepared by getting your financing in order early and be available to tour new inventory. When you find “the one,” put your best terms forward. Most importantly, do not let the current market conditions take away the joy of buying your first or new home.

Regardless of the challenges of the market, the DC area has so much growth potential, not only in value, but in lifestyle options. Coupled with the natural beauty of the area, it’s a wonderful market to call home.
