Talk about prime terra firma. Reservation 13 is a sprawling plot of land, 68 acres in all, near C and 19th streets Southeast. It used to be home to the DC General Health Campus—walking distance from the Stadium-Armory Metro. So, naturally, in the real estate community, all eyes were on what would come next for the newly dubbed Hill East District. First up is Park Kennedy (parkkennedy.com), a 286,476-square-foot property consisting of 262 residences (from studios to two-bedroom units), along with below-grade parking and more than 16,000 square feet of retail space.
GTM Architects tackled the property’s eclectic interior design
Bethesda’s GTM Architects (gtmarchitects.com) designed the spaces and was responsible for the interior design, along with DC’s Cuhpoe Design Studio, (cuhpoe.com). The development teams include Donatelli (donatellidevelopment.com) and Blue Sky (blueskyhousing.com). The facade is a visual coup, as it’s designed to be divided into smaller rowhouses and mansions to complement the established neighborhood’s 1900s traditional school buildings. Materials for the project include a mix of aluminum storefronts, brick masonry and cast stone, fiber cement panels and ornamental metal railings.
Residents will find plenty of meeting spaces at Park Kennedy
Living at the LEED Silver project comes with impressive amenities, including conference spaces for work-from-home residents, a coworking library, private yards, a fitness center (with indoor-outdoor cardio rooms), a bocce court and a yoga lawn. Pet owners will love the rooftop dog run and pet spa, along with its proximity to the Anacostia waterfront for long morning and afternoon strolls. The Park Kennedy won’t be solo for long; the design minds at GTM Architects are currently working on The Ethel—the next building at Hill East District—which is slated to open later this year.
